Alyeska East
Board Meeting
August 26th 1:15 p.m. Alyeska East Condo lobby 
Board members, Mike, Rochene, Daniel, Brian and Scott.


The first question we addressed was what is Scott’s responsibility for any remodel or improvements.  It is his job to make, collect payments and managements of the monies.  When we award a bid to whomever, Scott will impart the condo code and association rules. 

Ultimately it was decided that rather than do a patch work repair job we would come up with a big picture, exterior design concept that we would implement in three stages over the next three years.  This would hopefully mitigate a large one-time assessment and allow us to finish the project quickly. 

There was a long discussion on whether or not it would benefit us to hire an architect.  It was ultimately decided that we would hire a contractor who would hopefully impart affordable realistic changes for the ultimate design changes for the building.  Leaving the hiring of an architect as needed for the future. 

The design will require all condo association owners to comply with the new standards.  The association will cover changes that were board approved but that do not meet the new standards so that we can create uniformity in the building. 
We will be contacting contractors this week.  Please send Brian the name of any contractor you wish to be considered for the project. 

As said above the contractors will be hired to address the below items.  The first phase of the project and first bid will include the entry door replacement and sealing of new wood panels on roof. 
What needs to be fixed:

  • Fix flat roofs
  • Paint
  • Siding
  • Exterior Lights
  • Exterior Stairs
  • Decks (conforming) sealing with stain
  • Windows (conforming)
  • Doors (conforming)

Additionally we will put out a letter to the association from the board stating that we have a design committee working on the project and they need to let us know if they would like to participate.   Also no exterior changes to the building can be made without board approval.

How does white or light tan trim for the windows sound?  These colors are available in vinyl and will match any future colors we paint the building. 
We are hoping that the original cedar siding can be restored rather than having to replace the siding on the whole building.  Maybe we can restore sections and replace others. 
Concerns:
What if when we replace the siding of the building, we discover large sections of rot?
Cost of the project could be large. 
Please let me know if you have design concepts that you would like the contractors to consider.  If you have changes, additions or suggestions to the letter below please let me know.
Do I include the flat roofs in this bid?

Dear Contractor. 
The Alyeska East Association is interested in changing the façade of our condominium.  We would like any materials or design concepts to have a classic simple design, hold up well over time, be capable of handling the weather extremes of Girdwood and be affordable. 

The design concept will keep the existing configuration of the windows and doors, except that we will allow one of the windows to be larger to accommodate an egress for the bedroom. 

The bid should be broken down into three segments so that we can complete one a year.  The first segment will include staining of the new roof under-siding, and three exterior doors.  

Designs suggestions for the decks and exterior stairs should take into consideration snow load, extreme temperatures, and structural integrity. 

We would like to upgrade or replace the following:

  • Paint
  • Exterior siding (if possible save and restore the cedar siding)
  • Exterior lights
  • Exterior stairs redesigned to better serve association members
  • Decks redesign for better water/ snow run off and looks
  • Window trim to be consistent on all units
  • Doors replaced and painted.
