Board Meeting

Board members,

Hello to all,
Just wanted to thank everyone.  I thought we had a good meeting because of all the prep work you all have been doing.  Rochene and Brad, you were missed.  We discussed quite a bit.

Two items I want to touch on.

The first is regarding the by-laws.  I noticed the original by-laws from 1970 are posted on the Alyeska East Condo Association website (which is sharp).  However, the association adopted a new set in 1985, signed by a majority of board members. I bring this up because there was a thought to update the by-laws and I want to be sure we are reviewing the '85 by-laws and not the 1970 by-laws.  After reading through the 1985 bylaws, I do not see any glaring omissions or out of date practices.  Of coarse Ii am a true simpleton and not a realestate attorney.  There are simply a few house cleaning items we should address.  Certainly worthy of further discussion.

Secondly, after reviewing Benchmark Constructions, Inc.'s exterior assessment, it is even more clear we need to take timely action to protect our building/investment from further and costly deterioration.  Also we have an opportunity to enhance our investment in the process.

As we discussed, I like prioritizing in the following way:

Must-Do
1-Replacement of failed lap siding and failed trim
2-Replacement of all shake on flat roofs.  I would prefer new cedar shake to accentuate the original alpine look.
3-Appropriately prepping and painting the entire building including exterior stair well.

Should-Do
4-Deck Continuity:  Again I would prefer going back to the original Alpine style of deck railing.  Bottom line, all decks should be uniform.  Best to do this work prior to painting.
5-"Under Roofs" beneath all second level decks.  As the report suggests, one consistent design will bring aesthetic continuity while also keeping the drips off our heads.
6-Exterior Lighting;  I am not apposed to enhancing the exterior with a fixtures that match the design of the building.  However, I would like to explore repairing the existing exterior deck lamps first. As Michael pointed out, perhaps its a matter of replacing the guts of those not working.

Brian, I believe this should be similar to the minutes as discussed.  Just wanted to give my thoughts now that I am more informed.
